Fence Permits & HOA Rules in Grand Junction, CO

Do you need a permit for a fence in Grand Junction? HOA rules, height limits, and setbacks explained by a local fencing company.

One of the first questions every homeowner asks our fencing company in Grand Junction: do I need a permit? Short answer — usually no for standard residential fences inside city limits, but there are real rules you don't want to skip.

City of Grand Junction height limits

Typical residential limits are 4 ft in front yards and 6 ft in side and rear yards. Corner lots have sight-triangle rules so you don't block driver visibility. Always confirm with the city before installing.

Mesa County (unincorporated)

Rules are similar but vary. If you're outside city limits — Whitewater, parts of Loma, ag-zoned property near Palisade or Fruita — call the county planning office.

HOAs

This is where most projects get stuck. HOAs often dictate material, color, height, and style. We've submitted hundreds of HOA packets in Redlands, Tiara Rado, Spyglass, and newer Fruita subdivisions — it's part of our standard free fence quote process.

Easements and property lines

Never assume the old fence is on the line. We pull pins or recommend a survey for any disputed boundary.

What we handle for you

  • Height, setback, and sight-triangle checks
  • HOA submittals (material, color, style)
  • Locating obvious utilities and calling 811
  • Confirming material choice against HOA requirements — see wood, vinyl, and aluminum options
